design, FACILITIES & Specifications

Verde has been designed in an architectural style reflecting traditional 19th century buildings in the Kensington area of London. Special attention has been given to the scale of the building to allow for maximum privacy, light penetration and cross-ventilation.

The accommodation areas in the building have been divided in to North and South wings with a maximum of 5 units per floor. There is an option to combine units to make three- and four-bedroom layouts.
 

A great deal of thought has gone into the ensuring the practicality of the development, for example by installing an innovative weather-controlled (rain sensitive) Somfy shutter system to protect corridors from water and wind when the weather turns.
 

Facilities at Verde are located on the second floor and include a professional gymnasium, an 8 metre swimming pool, his and her steam rooms and an outdoor lounge and recreation area with a bar suitable for private functions if required. 2-Bedroom units at 78.07 M2 start at THB15,575,000 (US$474,355, HK$3,677,833, SG$676,588, CNY3,354,336, Euro437,342) equivalent to THB189,525/M2.

Payment terms for Verde are simple and straightforward. A booking fee of THB100,000 (or the equivalent in foreign currency) is required as soon as possible to reserve. Thereafter a 15% deposit (minus the booking fee) will be required upon contract signature within 14 days. Full payment is required within 30 days of booking. Mortgages are available for qualified foreign buyers from UOB, ICBC, BOC and MBK.

Maintenance Fee for Verde is THB80/M2/Month and the one-off Sinking Fund Fee is THB700/M2. This means the average monthly management fee for a 1-Bedroom 45 sqm unit-type is THB3,600 (US$109, HK$850, SG$156, CNY775, Euro101).
